The rate of return is consistent from day one to the end of the term - mortgage payments are made directly to you. You pay no broker fee Your legal costs are usually paid by the borrower.
Your lawyer holds your funds - prepares, executes and registers the mortgage documents on title of the mortgage property before any funds are advanced.
Caution: Do not confuse investing in a mortgage with investing in a mortgage company. Mortgage companies pool their funds and usually the directors or managers make the mortgage investment decision. Stories are tragic when mortgage investment companies go under, leaving the investors without any valued security.
When you invest in a mortgage, the mortgage security is registered in your name, by your lawyer and remains on title until you are paid out.
